NSW selling costs

The cost of selling a house in NSW

Selling usually costs between 2.5% and 3.5% of your sale price once everything is counted. On a $1,500,000 Sydney sale, a realistic all-in figure is around $40,000 to $50,000.

Where the money goes

Commission is the biggest piece, but marketing, conveyancing and preparation add up too.

Commission

1.8% to 2.5% in Sydney. Negotiable, usually paid at settlement. Check whether the quote includes GST.

Marketing

$4,500 to $10,000. Portals, photography, signboard. Itemised in your agreement.

Everything else

Conveyancing, styling, reports, discharge fees, removalists, and the bridging gap nobody budgets for.

Frequently asked questions

Who pays the selling costs, and when?
You do. Commission usually comes out of the sale proceeds at settlement. Marketing is often billed earlier, and usually payable even if the home doesn't sell.
Can I sell without paying for marketing?
Some agents include basic marketing in their fee. Most itemise it separately. Either way it must be spelled out in your agency agreement before you sign.
Are selling costs tax deductible?
For your own home, generally no. For an investment property some costs affect capital gains tax. Ask your accountant, not a website.
